Legal Field Avocats assists owners, buyers, members of the diaspora and investors in securing their real estate transactions in Senegal and in handling their land disputes.
What we do
- Securing a purchase: checking the title or occupancy right, the seller’s identity and powers, and registered charges, before signing with the notary;
- Diaspora and remote investment: assisting Senegalese nationals abroad and investors who buy or build without being on site;
- Disputes with a property developer: delays, non-performance, off-plan sales not delivered;
- Land fraud: double sale, forged documents, sale by a non-owner;
- Land disputes: ownership and boundary conflicts, unlawful occupation, court actions.
The most common pitfalls
- Buying on the strength of a mere local council “deliberation” or a deed of assignment without checking its validity;
- Not consulting the register of rights on the land title before paying;
- Giving an overly broad power of attorney to a relative or an intermediary for a remote purchase;
- Paying before the transfer is secured.
The Senegalese land system distinguishes in particular between registered land, covered by a land title (titre foncier), and land of the national domain. The nature of the right acquired determines the checks to be made and the security of the transaction.
How we help
We check the documents before the purchase, accompany the transaction until your rights are registered, and bring the necessary actions in the event of a dispute, including a criminal complaint in case of fraud. For clients living in France, FB AVOCAT, our correspondent law firm, is your contact on that side.
